One garage, many populations, more value per space
A mixed-use property is not one parking customer. It is condo owners, office employees, commercial tenants, restaurant guests, hotel guests, clinic patients, rental fleets, visitors and staff sharing one garage — each needing its own access rules, pricing and duration.

The challenges
Solving the eight biggest mixed-use parking challenges
01
Many different user groups
Residents, tenants, employees, guests and visitors all share the same garage.
02
Demand that shifts all day
Offices and clinics peak by day; residents and hotel guests peak by night.
03
Complex access and permissions
Every user group needs its own rules for access, pricing and duration.
04
Conflicting user priorities
Residents, tenants, hotel guests and owners all compete for the same spaces.
05
Multiple revenue models at once
Monthly, hourly, validated and reserved parking all need to coexist.
06
Friction for occasional users
Visitors, guests and patients shouldn't have to learn a complex process.
07
Limited operational visibility
Operators need to know who's on-site, from which group, and why.
08
Little insight into utilization
Without data, it's hard to know how capacity is really being used.
The business value
One coordinated inventory instead of five parking systems
Rules per population
Residents, tenants, offices, retail, restaurants, hotel, clinic, rental fleets and visitors each get their own access, pricing and duration.
Shared capacity
The spaces offices empty at 5 PM are the spaces restaurants and residents fill at 7.
Every revenue model at once
Monthly, hourly, validated and reserved parking coexist on one platform.
No process to learn
Visitors, patients and guests are recognized by plate — nothing to take, nothing to find.
Know who is on-site, and why
Live occupancy by group, so you can see the garage the way the tenants use it.
Utilization you can act on
Data by hour and by population, so pricing and allocation follow real demand.
The same 500 spaces. Different populations, different hours.
Treated as five independent parking systems, that demand looks fixed. Treated as one coordinated inventory, the same 500 spaces serve more than one population across the day. The value is not better parking — it is more utilization from the same physical asset.

Fits
More than a license plate reader
8MP LPR cameras, vehicle identification, up to four cameras per lane, over 99% reconciliation — the same recognition runs every vertical.
Questions
Frequently asked
Can one garage really serve offices by day and residents by night?
That is the point of shared parking. In a 500-space model, offices and a clinic use about 300 spaces at 9 AM and about 40 at 7 PM, while residents and restaurants do the reverse. Treated as one inventory, the same spaces serve both.
How do you keep tenants' reserved spaces from being taken?
Reserved bays are tied to plates. A vehicle in a bay it isn't entitled to is detected and flagged, and can be alerted or surcharged.
Do visitors need an app?
No. A visitor's plate is read on entry; they pay on foot at a station or by pre-authorized card on exit, with nothing to install.
Who installs it?
A certified NoctoPark partner in your region installs and calibrates; NoctoPark designs the layout, activates the system and supports it.
